Introducing The NExt Big THing In Asphalt Shingle Technology
Like everything in this life, progression and advancement is critical to survival. This principal not only applies to society and humanity but also technology. As a member of the roofing industry for over 30 years in the Pacific Northwest it has been interesting to watch the development of different shingle technologies develop. Some "breakthroughs" have been fantastic and truly helped shape the functionality of roofing shingles for the better, others have been disastrous ending in large class action lawsuits, large scale failure and damaged homes. One of the outstanding breakthroughs in shingle technology in our generation is Malarkeys "SBS or polymer rubberized asphalt." This technology was first introduced in 1986 and now 31 years later is taking the next step into the future with their "Next Gen" brand of rubberized asphalt.
What Is A "Rubberized/Modified Shingle"
Standard asphalt laminate shingles use a process called "oxidization," where they pump air into their shingles to age the asphalt in manufacturing process. Oxidized asphalt is brittle, cracks and breaks under stress and loses granules pretty quickly. Some shingle brands leave a tell tale sign in the packaging as you install them in the form of A TON OF LOOSE GRANULES. Malarkey's polymer or rubberized asphalt is completely different. The content is extremely flexible and bendable so much so that you can take a piece of their asphalt and stretch it out and it will return to its original shape. Check it out in the video below.
The elongation and memory of the asphalt is incredible. For you as a home or business owner the important thing to understand is that this asphalt is going to be able to take a lot more abuse without breaking, failing or allowing water to intrude into your home. Polymer modified asphalt also holds onto granules at a staggeringly higher rate vs oxidized asphalt. The granules are the aspect of your the shingle that keep the suns harmful rays off of the asphalt and maintain the life of the shingle. Loss of granules = loss of shingle life, retention of granules = longer shingle life. Simply stated, polymer modified shingles are going to last longer providing a better value for the investor. Below you will see Greg Malarkey roughing up a few standard oxidized asphalt shingle and a polymer modified shingle at the 2017 Western States Roofing Association Conference. Take a look at the amount of granules that come loose with the same abuse in a short time.

The evolution from Flexor to Next Gen technology is really simple, green practices and sustainability. Malarkey is now receiving select recycled rubber products that are processed into their rubber mix. Not only are they making rubberized longer lasting shingles, they are using rubber content that would normally end up in our land fills and recycling it into their shingles. This eco-friendly practice has earned Malarkey the coveted Green Circle status noting their environmentaly friendly form of manufacturing.

Diagnosing A Roof Leak
It's not every time your roof is leaking that it needs to be replaced. Many times the life of a roof can be extended by care, maintenance and repair. One of the things we pride ourselves in at Cougar Construction & Roofing is providing an "honest" assessment of your roofs current condition. We have a family owned multi-generational business model so it is important that our reputation is excellent for the long run. For that reason we aim to cultivate a "long term" client relationship base which is why we do not always recommend a reroof on every job. As a homeowner there is information that we can equip you with that will help you identify early signs that areas of your roof are failing. If we can help you to catch those signs at the beginning stages then we can fix them and help your roof to live a much longer life.
Signs Of A Roof Leak
Water Stained Walls & Ceilings
One of the very first signs that you have a roof leak is water staining. Water staining is when you see discoloration on the ceiling or wall. Its often a round spot on the ceiling that looks darker that the rest of the surrounding area. When you see discoloration on your drywall you need to immediately take a look into the attic and find out what is going on under the roof.
Dark Stains In The Attic From Water & Mold
Another tell tale sign of a roof leak can be found in the attic. When a area of the roof is compromised it will leave a very clear "water migration stain" on the roof substrate. You can often pinpoint where a roof leak started by following the migration trail to the point of entry. If an attic has substantial water intrusion for a prolonged period of time it will often result in attic mold which appears as dark coloring in spots or covering the entire attic if the moisture level is extreme. This is very dangerous and could have damaging effects on your health so it is important to take care of these issues as soon as they arise.
Missing, Cracking & Curling Shingles
The condition of your shingles obviously plays a huge role in keeping your home dry. Over time with exposure to the the sun, snow, different temperatures and conditions shingles can be adversely affected. If your shingles are curling up along the edges or show signs of cracking these are both conditions that water intrusion can take place. Some times after a good wind storm you will notice that a few shingles are either missing completely or hanging off the roof partially attached. Your roof is vulnerable when shingles are missing so make sure you get them replaced right away and check your roof immediately after a storm.
A Few Other Areas To Check
A few other areas to check when you have eliminated the obvious items listed above are sheet metal flashing areas and pipe boots. Sheet metal flashings protect some of the most vulnerable areas of the roof such as behind chimneys and skylights, valleys and roof to wall transitions. On an older system if the nails in the flashings pull up or the sheet metal flashings rust out they can give way to water. A good roof technician will be able to help you diagnose if your flashings are still keeping out water. Our last item on the check list are plumbing pipe boots. Some contractors use pipe boots with a neoprene neck. While we install 30-50 years roofing materials it is not uncommon to see the cheaper neoprene pipe boots fail at about 12 years. They develop holes or tears in the neoprene causing leaks. We never recommend using mediocre products such as a neoprene pipe boot as its not compatible with a "lifetime roofing system."

This week we would like to feature a very special reroof project Cougar Construction & Roofing performed recently. The reason this project is so special is because it represents a relationship we earned and maintained through quality service, fair pricing and integrity. This in fact is the 3rd large project we have tackled for our client, the first being the USPS Tacoma facility, The Sunrise storage facility and this featured project, the Puyallup Daffodil storage center. This scenario is exactly why we always give our best in every area, so we earn the right to service future projects with our clients and their valuable referrals.
Project Details-Flat Commercial ReRoof Puyallup
This particular flat commercial roofing project in Puyallup required a compete tear-off and disposal of the existing torchdown roofing system. In order to provide a very solid value engineered system we utilized Insulfoams R-Tech EPS fanfold as a vapor barrier and to separate the membrane from the plywood. For the waterproofing membrane we chose GAF's 60 mil PVC. PVC is a little more expensive than TPO but offers superior performance. This roofing assembly was mechanically attached with screws and plates and heat welded at the seams with our Leister robotic welder, which is required to obtain the manufacturers warranty. We also provided new steel coping metal, down spouts and custom rain collectors for proper water flow. MacArthur Co., our material wholesaler helped us to remove the large HVAC units with their crane in order for our work to progress. The project went off without a hitch.
